Hongdae Orbit--Where I'd start looking

Hongdae housing is a dense, small-home, relatively accessible rental ecosystem.

Against Yongsan, it's almost a different housing species.

Hongdae vs. Yongsan median--denser, smaller, and dramatically lighter on housing cost.

Start with Seogyo at the center.

Yeonnam, Mangwon, Hapjeong, Seongsan, and Seogang spread around it--sometimes bleeding into each other street by street.

But they're not offering you the same housing game.

Seogyo--pay for participation.
Smaller homes. Higher total housing cost. Lower deposits. Expensive to stay, easier to enter.

Yeonnam--expensive, but comes with space.
High total housing cost, but surprisingly cheap per square meter. Unit size here runs larger than anywhere else in the orbit.

Mangwon--residential footing.
More ordinary residential housing. More jeonse. More space. Less market drama.

Hapjeong--the market talks back.
Inventory surfaces and turns over unusually quickly. A good place to actively run a search.

Seongsan--affordable, but read listings carefully.
Lots of housing, but not necessarily lots of housing looking for you. It looks busier online than it may feel underneath.

Seogang--keep the ticket small.
Low total wolse cost. Low deposit hurdle. But smaller, relatively expensive space.

None of these tells you where you should live.
They're just where I'd start looking and calibrating.
