If You Lived Here--Daeheung (대흥)

If You Lived Here--Daeheung (대흥)

Daeheung here is administrative Daeheung-dong, made up of legal Daeheung-dong and Nogosan-dong.

Both surround Sogang University. That's the engine.

Housing-wise, I found it more useful to look at Daeheung in two layers:

Student housing.
Family housing.

The most common wolse size is 20–30㎡, and the middle product in that size comes to around ₩10M deposit + ₩600k rent.
About 50% of the wolse products (86 products) fall under 30㎡.

Unlike Sinchon-dong's Yonsei low-rise village or Ewha's officetel lands, Sogang's student housing comes in smaller pockets, broken up by Nogosan's hills, high-rise apartment compounds, and the Gyeongui Line Forest Park.

So if I were looking for student housing near Sogang, I'd ask:

Which side of campus do I want to live from?

Nogosan gives you the west-gate side and Sinchon's commercial center.
The smaller Daeheung pockets give you east and south access, with the Gyeongui Line Forest Park nearby.

Family housing moves differently.

Once you get above 60㎡, you basically need serious upfront capital to enter.

Even the wolse deals start losing their familiar monthly-rent character.
There are only 14 wolse products above 60㎡ in this snapshot, and their deposits jump into the hundreds of millions.
The middle 60–85㎡ product asks for ₩550M deposit + ₩1.2M/month.

At that point, we're getting closer to ban-jeonse--a large deposit doing much of the payment work, with monthly rent sitting on top.

Jeonse becomes hard to ignore too. There are 21 jeonse products above 60㎡, including 17 in the 60–85㎡ range. The typical deposit there is around ₩920M.

So the jump from student housing to family housing isn't simply pay more rent, get more space.

It's also bring a lot more capital upfront.

The map makes both much easier to see.
