Seogang housing scene is not tiny by any means:

12,788 households, 26,437 people.

And its inventory ratios are actually around orbit-normal:

  • 1.25% doors/households
  • 1.38% products/households
  • 1.63% listings/households

The supply visibility level is not too scarce, not so enough either, so to speak.

But money-wise, it sits in a distinctive place.

  • Median Wolse offers ER: β‚©726,250--lowest by a lot in the Hongdae orbit.
  • Standardized Wolse 20–30㎑: β‚©10M deposit / β‚©600k rent. That's the lowest small unit pool deposit by far.
  • And 70% of all wolse deposits are below β‚©50M, highest in the orbit.

Seogang feels like the orbit's low-capital entry point.

Then I added space into the picture, and Seogang made more sense.

  • Median space across all lease types is 30㎑, second lowest.
  • For wolse, it drops to just 24㎑, the lowest.
  • Yet median wolse ER/㎑ is β‚©32,669--second highest after Seogyo.

So the low total housing cost isn't really coming from cheap space.

You're buying a smaller amount of relatively expensive space.
Almost opposite to Yeonnam’s space efficiency. 

Seogang literally wraps around Hongik University, with Sogang University just beyond its northeastern side. So the small-unit, low-capital housing structure isn't exactly surprising.

And the budongsan offices’ behavior is the cleanest in the Hongdae set:

  • 1.10 packaging, lowest
  • 1.19 listing inflation, lowest
  • 1.31 listings/door, lowest
  • 88% exclusive products

So what you see online seems didn’t get blown up from the underlying actual doors.

Sangsu sits by the side door of Hongdae's core without carrying all of its absolute housing commitment.

Less money to get in. Less space once you're in.
