If You Lived Here--Haebangchon (해방촌)

HBC gives you a surprisingly substantial amount of housing for the money.

The median wolse home is 47㎡, putting the middle of the market in the 40–60㎡ range.
But the most common size bucket is actually larger--60–85㎡.
That's interesting.

Median wolse rent is ₩1M, and 66% of wolse products are below ₩1.5M.

Even the small-home entry point is pretty approachable.
For 20–30㎡ homes, the middle is around ₩10M deposit / ₩700k rent.

Of course, there's a trade.

This is overwhelmingly older, low-rise housing.
Villas and detached/boarding (단독/다가구) homes make up more than 70% of the observable doors.
The median building is 27 years old, and the most common age bucket is actually 41+ years.

Older kitchens and bathrooms. Strange layouts. Hills and stairs. Parking. Insulation. Sometimes just getting into the building is an experience.

The housing economy makes sense.
But, the challenge may be finding the doors in the first place.

I found only 39 observable doors across 4,964 households--a 0.79% door-to-household ratio, second lowest in my Yongsan set.
The hood is small, sure. But the observable inventory is proportionally tiny.

And the market is unusually concentrated around local budongsan offices.
The top 5 offices hold 40.3% of observable listings, and 76% of products appear with only one office.
Only 7% of listings were fresh within three days.

If I were searching HBC, I'd search and wait deep.

I'd learn a small piece of the neighborhood well.
Walk the streets. Figure out which old-house tradeoffs I can actually live with.
And get to know the few offices carrying that ground. Keep the lines open with them. Create a decent runway, if possible.

Because HBC seems to offer something increasingly hard to find around central Seoul--a decent amount of physical housing without the price taking off.

The inventory is just thin enough that I'd want to be there when the right door shows up.
