Hongdae through the side door.

Hey cuz,

Sangsu listings felt shorter.

Not necessarily more expensive. Not even more competitive. Just shorter.

It's a smaller market. Running on smaller circulation. Only 29 budongsan offices there too. Hapjeong had 55. Seogyo 91.

I sense the difference right away: less listing warfare.

Less duplicated noise. Less aggressive “LOOK AT THIS LIFESTYLE” energy bouncing around the screen. Honestly refreshing how much less cleaning work it took too.

The whole market felt more low-key instead. Little pockets in the cut.

The 상수동카페거리 side near Hapjeong barely had listings at all. Mostly spillover commercial energy there now.

The Hongik University side also only has a limited area for housing. Tiny student units. New officetels awkwardly sitting on bigger roads. A lot of in-between life stage energy there.

Then towards the river, Dangin side felt quieter and more ordinary. More settled.

Changjeon side suddenly introduced full-size apartment jeonse listings and ban-jeonse.

I kept imagining people getting carried away searching around Hongdae and slowly landing in Sangsu instead of targeting it from the beginning.

Because the ongoing pool itself is smaller.

A lot of the places there felt slightly side-door somehow.

Converted houses or commercial lofts.
Quiet backstreet villas next to delivery-only food shops.
Buildings that feel more “kept” than traded

And honestly I think compromise matters more in Sangsu too.

Not bad compromise. Just accepting that getting into Sangsu may involve waiting, revisiting pockets, and loosening one condition slightly.

If Sangsu is going to happen, it will.

If not, you always have something else.

P.S. Sangsu makes more sense once you see the surrounding pockets too. Seogyo, Hapjeong, Mangwon, Yeonnam, they all pull on each other a bit differently.
